What is a Washington DC shell? We’ve heard a myriad of terms associated with homes and buildings that need work. An old school may be repurposed into lofts for sale and of course, that takes major construction. We’ve also heard about renovation projects, restorations and rehabs. They all come with major challenges and a whole lot of time and effort. Get ready for the most labor-intensive project of all – a shell refers to a home or building where ultimately, nothing stays except the outer walls.

In some states, a home that’s in a complete state of disrepair is called a tear-down. These are often areas with lenient requirements when it comes to zoning and permits, and they’re almost always homes without historical significance. Washington DC is a very old area and like other old towns and cities, has certain rules of protection when it comes to leveling buildings. These rules aren’t hard and fast and it often matters who’s doing the leveling. In the 1950’s, local government in an early urban renewal effort seized much of the Southwest Waterfront and razed it, and some locals are still unhappy. It’s safe to say that some of the wharf-side shanties could have been described as shells – before they were torn down that is.

Since it does no good to further belabor the reasons why a building can or cannot be razed, let’s simply go with Washington DC shells as they stand – homes and buildings that need an absolute makeover from the studs out. In other words, new floors, new walls and maybe even new ceilings. If you buy one, be prepared to lay in new plumbing, new counters, new windows and a whole lot more. Why bother when you can just buy a house that’s ready to go? Money, that’s why. A shell can be bought for well under a hundred thousand dollars.

Washington DC shells aren’t specific to any certain neighborhood, although you’re more like to find one in an area that hasn’t already been gentrified. A recent search of available shell properties included two different 1905 bungalows in Garfield Heights; one a 3-bedroom for $78,000 and the other a 2-bedroom for $85,000. An 800 square foot cottage in Benning Heights build in 1945 is on the market for $59,000 while a 1920 Craftsman home in Deanwood is listed for $99,000. These are the extreme fixer-uppers of the DC real estate market but they can well be worth the effort.
