Washington DC cooperatives for sale predate condominiums by quite a few decades. In fact, DC’s first cooperative building, the Concord, dates all the way back to 1891. They came into a greater prominence in the 1920’s when developer Edmund Flynn began converting large apartment buildings to luxury co-ops. For those who are unfamiliar with the difference between condos and co-ops, it’s a matter of ownership. With a condo, an owner buys the unit itself while with a co-op, the buyer purchases a share of a cooperative organization (Corporation) that owns the entire building. There are also tax advantages to buying into a cooperative as they are considered as non-profit housing corporations in the District of Columbia.

Washington DC Cooperatives For SaleAt present, there are around 120 cooperatives in Washington DC which is far less than the condo market. There are distinct advantages and disadvantages to each. Co-ops are generally more affordable as far as the actual purchase price goes, this due to the fact that you don’t receive ownership of the actual unit. Approval of the cooperative board is needed before buying in, and the associated monthly fees are usually higher than condo fees but there are often more amenities as well – a good example of a full service co-op is the 16-story Van Ness North building with 466 units, guest parking, a doorman, front desk personnel, dry-cleaning, valet service and two swimming pools. Prices start at a very reasonable $225,000 and run to $455,000.

A number of old Washington DC apartment buildings have converted to cooperatives over the years, including the Presidential in Dupont Circle, built in 1923 and the Broadmoor, one of DC’s truly grand old buildings, built between 1927 and 1929. With 194 units, the Broadmoor converted to co-ops in 1948. Another distinctive cooperative is Capitol Manor built in 1908. Located just blocks from the White House, the three adjoining apartment buildings were put up for sale in 2001. Concerned tenants formed an association and financed the purchase themselves. Capitol Manor is now a model for affordable housing. A 550 square foot one bedroom unit recently went on the market for only $51,000.

When it comes to Washington DC cooperatives, perhaps none has more instant name recognition than the Watergate complex. Most people associate the name with Washington’s most famous political scandal but it has also been known as a hallmark of luxury with its modern curved design courtesy of famed Italian architect Luigi Moretti. The East, West and South residential buildings boast a combined 600 co-op units starting around $300,000 and soaring to over $3 million. The Watergate has a full slate of amenities including designer fashion boutiques and trendy dining options.
