The percentage of homes with pools in Washington DC isn’t particularly high, especially not compared to pool havens like Florida and Southern California. The average numbers can be deceptive however because they cover an area where row houses, condos, co-ops and apartments account for a significant percentage of the inventory. Washington DC Homes with PoolsLike many parts of the country, Washington DC offers numerous public community pools for residents to make use of. Homes with their own individual pools are more commonly found in pricier neighborhoods with lots big enough to support them. The pools are not always situated in the backyard however. A 1921 gracious Colonial is on the market in Spring Valley for $2,995,000 featuring an impressive indoor pool. And then there’s the case of the 1977 contemporary home in Kent built from limestone, brick and glass with a 40-foot indoor pool. The six-bedroom home also features a sauna and waterfall, all for the price of $2,950,000.

When it comes to affordability combined with a pool, the Washington DC hunt becomes a bit more challenging. The goal is certainly achievable though - a 1955 hilltop Rambler recently came on the market in Hillcrest, listed at $499,000 with a nice backyard pool. There’s also a 1926 brick Colonial in Brookland listed for $539,000 with a pool and for those wanting proof that DC bargains do still exist, a 1929 Manor Park bungalow with a pool recently sold for the incredibly low price of $360,000.

As strange as it may seem, pools can sometimes decrease the value of homes for sale in Washington DC, given the desire for as much available backyard space as possible. In fact, sellers in the area have been known to fill in their pools before listing. Of course, there’s always an obvious solution for those wanting this luxury – simply get your seller to knock down the price a little and build your own. Who knows, you may find one that’s literally been buried out back.
