Located to the north, east and south of Washington DC, Prince George’s County is a region of Maryland that is steeped in history. Named after Prince George of Denmark who was married to Queen Anne of Great Britain, the county was formed from various land tracts in 1696. In 1791, portions of it were ceded to form the District of Columbia. During the War of 1812, British soldiers marched through Prince George’s County on their way to burn the White House. Encompassing almost five hundred square miles, the region is home to over 20,000 acres of acclaimed parks and recreational facilities, historic sites and attractions like Six Flags America, FedEx Field and the impressive National Harbor project which was recently constructed on the Potomac River. Prince George’s County offers a range of architectural styles and prices. The city of Bowie is the county’s largest municipality with approximately 55,000 residents. There has been a lot of recent construction in Prince George’s suburbs offering affordable homes with generous square footage. Popular towns and neighborhoods include Brandywine, Fort Washington and Clinton.

For first time home buyers, there are some neighborhoods in Prince George’s County seen as especially undervalued. Hyattsville is a mid-sized municipality that has been hard hit by the economic downturn. An array of Victorians, Craftsman cottages and boxy post-war structures hold an obvious appeal with a median value of $186,700. Riverdale has seen a sharp number of foreclosures and a 17% year-to-date decrease to a median value of $164,600. And finally, Capitol Heights, established in 1920 and sitting on the edge of Washington DC, is now down to a median value of $139,500.

It is safe to say that Prince George's offers some of the most affordable real estate prices in the entire Washington Metro region. A major reason for this has to do with the number of new homes, condos and townhouses that were built during the early to mid-2000's, during the leadup to the national housing downturn. The glut of available properties helped contribute to the downward trend in this county. In the intervening years, buyers have found a wealth of homes, including true luxury construction, for competitive prices. 

While there are challenges in certain parts of Prince George’s County, there are also major employers such as the University of Maryland, Gaylord National Resort & Convention Center and the NASA-Goddard Space Flight Center. New major infrastructure projects include the Inter-County Connector (ICC) which will serve to modernize the interstate routes and bring new real estate development into the region. Prince George’s Metro System is well regarded with numerous stations helping to facilitate the commute into Washington DC.
