At the time of the Civil War, Manassas Junction was a strategic railroad crossing, coveted by both armies. The war's first major land battle took place here in 1861, known both as the First Battle of Manassas and the First Battle of Bull Run. In 1873, the city was officially founded, ushering in a new era of development. In fact, a four-bedroom brick Colonial on Main Street built in 1874, sold in March of 2013 for $379,800. That may seem a bargain but it's worth noting that the median home value in the city in 2016 was only $345,000.
Why the low prices in Manassas? It's a question that has puzzled some experts. Home values have plunged 50% since the high-water mark in 2006. The national economic and real estate downturn effected parts of the country in different ways, due to issues such as over-development, risky mortgages and the collapse of key businesses. Despite its long history, it was the more recent presence of Fortune 500 companies that spawned a huge construction boom during the last decade and there well may have been an uncertainty about the future employment figure resulting in a dearth of sales.
Despite the extended drop, real estate prices have been on the rebound in recent years. There has also been a shrinking of inventory, serving to boost prices. One thing is for sure, Manassas is an attractive city with a thriving arts and entertainment community and plenty or recreational offerings. With great shops and restaurants and a higher than average median household income, this award-winning city offers a lot of bang for the buck.
