There may not be a more frequently used real estate term in the Washington Metropolitan area than “luxury condos.” But it begs an obvious question—what really qualifies as luxurious in today’s marketplace, and is the descriptive phrase sometimes overused?

This is one of the most competitive territories in the nation when it comes to condos and townhouses for sale. The thirst for new properties plus all the new construction has certainly added fuel to the marketing angles. But rest assured that there truly are an abundance of upscale condos, lofts, penthouses and townhomes throughout Alexandria, Arlington, Fairfax, Falls Church, Maryland and Washington, DC.

And yes, townhouses or townhome complexes are indeed condominiums by definition, given that the units themselves are individually owned while common areas like land are owned jointing through an association.

What are some telltale signs that the condominium you’re considering for purchase really is a luxury home?

You can start with your first step inside the door. Are you setting foot on plain old carpet or genuine hardwood floors? These days, the standard wood strips are often being upgraded to exotic timber such as bamboo, Brazilian cherry or African mahogany, just to name a few. Wide plank flooring has also made a comeback in recent years.

The open space concept is also huge now, along with the incorporation of new kitchen concepts. Food preparation is no longer relegated to closed-off spaces—it’s now a social function! As such, kitchens that open up into living space have become must-haves, along with marble, quartz or concrete counters and stainless steel appliances with names like Wolf and Sub Zero.

But the newest angle in cooking is the so-called “European-style” kitchen. Here, the elements are completely linear with cabinets, counters and recessed appliances all blended into a single wall. The idea is to make the cooking area as unobtrusive as possible, while still adding design value. Yes, your luxury condo kitchen can actually function as modern art!

Giant windows, soaring ceilings and baths with marble vanities and deep soaking tubs add additional value. Walk-in-closets can also be an extravagance given the space limitations typical to multifamily dwellings. Also, a big shout-out to private outdoor spaces, including balconies, decks, patios and roof terraces.

What about industrial chic design with exposed brick and those large galvanized metal ducts running overhead? Or loft spaces with winding iron stairs that seem suspended in space? Or actual wood-burning fireplaces? Some condos and townhomes are so swank that they actually have their own private elevators!

It’s not only one’s personal space that comes into play though. Because common amenities also matter. Yes, sometimes you have to share good things with other people. And that can mean a fancy lobby, a 24-hour front desk and accommodating concierge service, rooftop swimming pool, amazing views from said rooftop, state-of-the-art fitness center, yoga studio, outdoor kitchen, club room and more. Extra bonus points for ground floor retail and other mixed-use features.

Location also plays a role when it comes to luxury condos for sale in the Washington Metro region. Because while the neighborhood itself doesn’t define the quality of goods inside four walls, it will certainly effect the price as well as the overall appeal.

Old Town Alexandria offers great shops, restaurants and entertainment to go along with its many opulent condo developments. A tiny sampling would include the Oronoco Flats from the prolific EYA development team overlooking the Potomac River, The Duke (townhomes and flats), Portner’s Landing (part of the legendary redeveloped brewery), Torpedo Factory Condos, Carlyle Tower, and the upscale townhouses at Cameron Station and Potomac Yard (redeveloped Army base and railyard respectively).

Let’s certainly not forget the super trendy Clarendon Courthouse neighborhood in Arlington, home to a panoply of top flight lofts, condominiums and townhouses including addresses like the Odyssey and Gaslight. Also notable is Turnberry Tower in Rosslyn—the tallest condo building in the entire DC Metro region with stunning water views and every convenience known to man.

The Mosaic District has also gotten a lot of attention as a live, work and play community that continues to expand in Fairfax County, featuring super modern flats and townhomes, upscale shopping, dining and the Angelika Film Center & Café.

And then there’s Washington DC itself, from historic row houses to brand new modernist buildings. The highly urban nature of the city has long resulted in high-density neighborhoods, hence the need for condominiums and cooperatives.

It’s really not fair to single any buildings out in the District, due to the overwhelming number of fabulous choices. But the ultra-expensive 2424 Lofts in Adams Morgan, City Center in Mount Vernon and the Bryan School Lofts (yes, a repurposed school with amazing pads) on Capitol Hill are certainly worth a hat tip.
