Logan Circle Homes For Sale in Washington DCLogan Circle's history dates back to city planner Pierre Charles L'Efant's 1791 design for a triangle of land that was changed to a circle in 1818, called Iowa Circle. The area was fairly undeveloped until after the Civil War when Washington Mayor Alexander Robey Shepherd oversaw the planning of streets and landscaping. The construction of Victorian and Richardsonian styled row houses soon followed. A handful of grand mansions were built in the late 1020's but the real estate market is predominantly driven by condos. There are a few one-bedroom units listing in the $350,000 range but most are decidedly more. Beyond the historic brick row houses there are also some modern luxury hi-rises in the area.

For a neighborhood that was in noticeable decline twenty years ago, the revitalization has been welcome. The commercial sector is strong and buildings that once stood vacant are now renovated and inhabited by residents with a strong sense of community pride. Many of the residents who have bought units came from neighborhoods like Dupont Circle, seeking lower prices and investment opportunities. Like much of the downtown area, the tightening inventory has begun to signal a shift to a seller's market. Recent mixed-use developments have added to buying opportunities however, including a number of industrial buildings in the 1400 block of Church Street that have undergone loft conversions.
