Federal style homes in Washington Metro represent one of the region's most significant real estate groupings. This bold architectural movement came into being during the Federal period, from around 1785 to 1830, coinciding with the planning of the city of Washington by noted architect Pierre Charles L'Enfant. The Federal Convention of 1787 and the subsequent ratification of the US Constitution led to the establishment of a ten-mile federal district which reached from the Capitol itself, across the Potomac to Alexandria and Arlington. This was a period of great growth and construction across the board, including government buildings, commercial structures and residences.
Although Alexandria and Arlington eventually returned to the Commonwealth of Virginia, the Federal design movement had a noted effect on both sides of the river. Typical to the style were clean lines with a sense of balance and symmetry, in keeping with a Federalist philosophy of strength and stability. Architects of the era incorporated certain Greek and Roman influences – larger buildings sometimes featured domes or columns, while more common features included side gable or low-hipped roofs, balustrades and semi-circular or elliptical fanlights over front entries. The Federal design movement was also found in cities such as Boston, New York, Baltimore and Philadelphia. In today's Washington metropolitan real estate marketplace, Federal architecture can be found in single-family detached homes, row houses, townhomes, apartment building condo conversions and commercial structures. Given the connection to Washington DC's roots, it's not surprising that so many Federal style homes are found throughout urban parts of the city, including Capitol Hill, Georgetown, Logan Circle, Adams Morgan, Kalorama, the U-Street Corridor and Old City #1 and #2. On the other side of the river, Old Town Alexandria is especially well-known for Federal style homes.
While the Federal period itself only lasted about 50 years, its design influences have carried forward to the most recent trends. Condo developers throughout Washington Metro often meld Federal and modern elements together, resulting strong angular designs that are conducive to the popular window wall look. The Federal influence is also increasingly present in new luxury townhome communities, such as the Arts District in Hyattsville, Maryland, Old Town Commons in Old Town Alexandria and the Mosaic District in Fairfax. Prices for Federal style homes range all way from the $100's to nearly $16 million for a grand stone home offering 15,000 square feet of living space.
