With a median property index of $361,800, this real estate marketplace has shown a sharp increase of 16.1 percent in value over the past year.

Although not typically thought of as a gentrification neighborhood, Eckington has emerged as an intriguing alternative to pricier parts of DC in recent years. The area has distinct sections to it, with the historical old-town sections providing a stark contrast to newer retail and condo developments in what is called the NoMa area. Modern metro has taken the place of the old traditional rail and trolley stops, with the NoMa-Gallaudet U. Station having been built in 2004. The neighborhood has a mixed demographic, ranging from young single professionals to retirees. The median age in the neighborhood is 36, and about 20 percent of the homes have children.

There has been an increase of condos for sale in Eckington as row houses and old, larger buildings have gone through conversions, and as new developments have been built. Located only a mile from the U.S. Capitol, Eckington is a rare combination of old and up-and-coming.
