Like many parts of the district, Crestwood began as a large country estate in the 1700's, and was known primarily as farm and mill land until the post Civil War era. It began its present day development in the early 1900's, at a time when other parts of Rock Creek Park were also evolving. Early housing was typified by large single family homes and the trend continued throughout the 1920's, '30's, and beyond. While the architecture tends toward grand Colonials and Tudors, there are a smattering of Victorian style row houses. Known for a culturally diverse demographic, Crestwood has always been an affluent neighborhood and hasn't gone through the same gentrification process as other parts of the city. It has always been well-maintained and is somewhat isolated, surrounded on three sides by the park. Still, Crestwood is centrally located and an easy commute into the downtown area and Capitol Hill. The real estate data service Zillow puts the home value index at $792,300 with a substantially higher median list price of $999,000. Although there are over 600 homes in the neighborhood, the turnover is low and there are only a handful or properties currently on the market. While prices may seem high, the size of homes and lots are more generous than some of the other affluent DC areas.
Crestwood is exclusively residential without any retail presence. Homeowners don't seem to mind, as there are numerous dining and shopping options close by. The closest Metro stations are in neighboring Petworth and Columbia Heights, both within walking distance, There are also nearby bus stops. Parking isn't an issue for residents and many choose to drive rather than take public transportation. There aren't a lot of public schools specific to the neighborhood, although residents can request access to John Eaton Elementary. There are plenty of other options nearby however, including top-rated charter and private schools. With a distinct pride of ownership and an oasis feeling, homes in Crestwood are highly sought after, and not subject to quick turnover.
