Cooper Lewis Condominiums, Washington, DC
The Cooper Lewis has its roots in Washington DC’s historic fabric, yet presents itself as modern loft living with soaring ceilings, glass window walls and a very contemporary façade. Located at 1413 P Street, NW in the heart of Logan Circle, the adaptive reuse project was completed in 2006. With only 20 units spread out over six floors, the building is known for its roomy residences as well as its high prices—condos for sale typically list between $800,000 and $2 million. That said, units rarely come to market.

First built in 1897, this was long known as the historic Pelz Building, named after its architect Paul Pelz (who also designed the Library of Congress). The structure was commissioned by a successful pharmacist named Dr. Samuel Lewis. In 1925, Lewis leased his building out to the Edward and Jennie Cooper who then ran their Cooper Hardware store until the late 1970s.
The preexisting structure at the corner of 14th and P Streets is somewhat intact—at least the interior shell. The new and larger building with its glass and steel was designed by RTKL Architects and constructed so that it surrounded the old husk, with the original brick walls now existing as exposed interior walls within the condos themselves. Those rustic brick walls are juxtaposed with giant banks of windows, large square bays, blonde hardwood floors and completely open high-end European-style kitchens. All units come with some form of private outdoor space, whether it be a terrace of balcony, or in the case of penthouse residences, a private roof deck. Residents also enjoy a package service agreement with the popular Lofts 14 next-door on Church Street.
The location is also a huge attraction—this particular block is regarded as one of the best in the Disitrict. There is no end to the local amenities, with Whole Foods, VITA Fitness, Lululemon, Studio Theatre, Logan Hardware, Bang Salon and all the amazing bars and restaurants along 14th Street. This sleek and edgy new luxury condominium with its “Old Washington” backstory is truly one of Logan Circle’s hottest properties.
