Chinatown - Washington, DC

Most major cities have a Chinatown and Washington, DC is certainly no exception. And like other urban centers across the country, DC’s Chinatown has seen a major evolvement over time. With its bright lights, cultural attractions, popular restaurants and a fascinating cross-section of condos and townhouses for sale, this densely populated community continues to draw new visitors and new residents.

Chinatown in DC is commonly associated with two other adjacent neighborhoods—Mt. Vernon Square and Penn Quarter. All three communities have seen a rapid growth in development in recent years and are perfectly located for those who live and work in the heart of the District, particularly those involved with the federal government. Both the White House and the United States Capitol are just a few blocks away.

During DC’s formative years, Chinatown was located along Pennsylvania Avenue. But the government redeveloped the area as the Federal Triangle Project in 1929, displacing homes and businesses and forming a new Chinatown that was roughly bordered by Massachusetts Avenue to the north, 6th Street to the east, G Street to the south and 9th Street to the west.

There have been more recent changes as well, including the period of urban decline that prompted such a large exodus out of the city during the 1970s and 1980s before DC came roaring back with a new and sustained wave of revitalization.

Through it all, Chinatown has maintained its identity as a place where Chinese residents have worked and lived, and where tourists have traditionally passed through—marveling at the shops and sights, and the famous Friendship Archway which serves as the community gateway.

But with time has also come the redevelopment trends so common to large parts of the city, with older historic buildings making way for new contemporary high rises. The cumulative effect is a melding of old row houses, new glass and steel towers, mixed-use structures with ground floor retail and residences on top and upscale townhouses.

While you won’t find much in the way of detached single-family homes for sale in Chinatown, there are some antique row houses that date all the way back to the late 1800s. These are buildings that housed German immigrants back in the days before the Federal Triangle reorganization, and are primarily clustered near the intersection of I Street NW and 6th Street NW.

At the other end of the spectrum are the newest additions—contemporary buildings offering luxury lofts, flats and townhouses. As for cost, properties for sale in Chinatown can be priced anywhere from the $300s for a studio unit to over a million bucks for a fabulous penthouse with a view.

And then there’s the incredible location with a mindboggling array of community attractions: everything from street vendors to the Verizon Center to all the great bars and restaurants, whether in Chinatown itself or in the downtown area. Residents also have great transit options via the Gallery Place-Chinatown Metro.
