Back in 1904, Otway Zantzinger recognized a trend in Washington DC – some residents were beginning to migrate toward the outskirts. Zantzinger bought 400 acres of hilly land outside the District's eastern corner, divided it into 4000 lots and began selling them for prices ranging from $20 to $150. Promising an electric trolley and a view of Washington DC, Zantzinger was convinced his town would soon become a success. The electric rail didn't arrive however and the town was also lacking paved roads and other basic services. In 1910, with only five percent of the lots sold, residents voted to incorporate as Capitol Heights. The town developed over time and by 1970, had a population of 3800. Unfortunately, decline also set in. Metro rail service finally arrived in 1980, helping to kick start a revitalization process that continues to be ongoing.
Comprised of 61% detached single-family homes and 39% condos, Capitol Heights offers some of the most affordable homes in the Washington metropolitan area. The majority of properties are listed between the low and mid-six figures, and even new subdivisions like Brighton Place are offering large custom Colonials for under $400,000, making new home construction one of the town's fastest segments. There are also a a number of foreclosures available, just as there are throughout the county.
Typical to small towns, Capitol Heights presents an eclectic list of amenities for its residents. There's a Washington Green Grocers, and locally owned coffee shops and restaurants offering a wide variety of cuisines including BBQ, seafood, Caribbean and vegan soul food. There's independent bookstores, a few hardware stores and retail shopping at the Hampton Mall Shopping Center. Residents also enjoy the Rollins Avenue Park, the Capitol Heights Recreation Center and the Maryland Park Playground. The Capital Beltway is nearby as is the Capitol Heights Metro B-line. This hilly town right next door to the nation's capitol offers commuter convenience, a small-town feel and great prices.
