Once one of the eastern seaboard's busiest rail facilities, Potomac Yard was re-imagined as an ambitious multi-use development project during the 1990's and finally launched its construction phase in early 2012. This highly publicized endeavor covers 300 acres of prime real estate adjacent the Potomac River in Alexandria, Virginia, creating a unique urban community that includes residences, office space, restaurants, retail, entertainment, mass transit and Alexandria's largest park. DCSales.com offered an extensive overview of Potomac Yard earlier in the year. Much has happened since then and we decided to pay a return visit in order to spotlight some of the development's progress.
Potomac Yard has integrated a number of high-profile developers who are creating their own unique sections of this urban environment, essentially growing a community in the same organic manner in which cities are developed over time. Pulte Homes is a leader in quality homebuilding, blending functional design with innovative communities throughout the country. Phase I of Potomac Yard Linear Park is due to be delivered in September 2013, offering three series of homes for sale. All residences feature three bedrooms and 2.5 to 4.5 baths. The two-story Townhome Condominiums start at $638,580 and range from 1569 – 2557 square feet. The Executive Townhomes start at $819,990 and are available in either three or four-stories while the Estate Townhomes start at $1,050,990, featuring four levels and 4167 square-feet of living space. All homes include parking garages and numerous other features such as patios, decks, studies, nooks, rec rooms and fireplaces. From the gourmet kitchens to great rooms with wrap-around views, these luxury residences offer living at its finest in Alexandria.
The Exchange at Potomac Yard is a 1.9 million square-foot mixed-use development that will include a town center, office space, a hotel and upscale residences. Groundbreaking began this past spring on Phase I of the Exchange's residential component. The Alric is a 323-unit luxury rental apartment development designed by SK&I Architectural and Design Group, featuring two five-floor buildings separated by a public mews, with a wide range of floor plans from studio to two-bedrooms. Common amenities will include a spectacular rooftop terrace, indoor lounge with DC skyline views, swimming pool, interior courtyards and more. The project which is located adjacent to the future Potomac Yard Metro Station and just minutes from Alexandria's historic Old Town, will complete construction by the end of 2014. Residents at the Alric will be steps away from a 24-acre public park featuring playgrounds, tennis, basketball, volleyball and a bike trail connecting to popular Mount Vernon Trail.
As a fully-integrated urban community, Potomac Yard offers an exciting live, work and play environment for its residents. Of course, many who live at the Yard will have jobs in other parts of the Washington Metro area and this means a commute to work. While the various residences offer ample parking, there are also exciting new transit options on tap. The Crystal City Streetcar project will eventually offer electric streetcar service connecting Potomac Yard, Old Town, Crystal City, the Pentagon and other parts of Alexandria, alleviating traffic and spurring additional commercial growth. Until the streetcar project is completed, WMATA is introducing the Crystal City Potomac Yard BRT line, also known as “Metro Way”. The buses will have dedicated lanes and large rail-like stations. Metro Way will replace current bus service in Spring 2014.
