A new six-story, 67-unit condo development known as Logan 13 in the works from locally owned developer Holliday Corporation, best known for it’s residential and mixed-use properties.
The new building, located in the Logan neighborhood of Washington DC, will revitalize the space now occupied by the Mr. Chan Chinese Restaurant, The Mr. Wash car wash and a garage. Topping out at 75 feet, the 67-unit building will feature 1 and 2 bedroom units ranging from 600 square feet to 1000 square feet, with the average size being 760 square feet, as well as two penthouse units. Five of the units will be zoned as “IZ”, or Inclusionary Zoning (Meaning they will meet DC affordable housing regulations), while the others will be market value (more expensive). There are no commercial units planned for the building at this time.
Conveniently located just 1½ blocks south of Logan Circle, the building is part of a citywide revitalization initiative designed to draw businesses and residents to some of the city’s older neighborhoods.
Local attractions include Historic Logan Circle, the National Health Museum, Adamson Gallery and Hemphill Fine Arts. The condos are within walking distance of the metro, as well as various churches, schools, hotels and parks.
Parking will include 14 underground spaces and 13 surface spaces, as well as 26 bicycle spaces. This project is currently in the planning/permit phase and floor plans, amenities and pricing are yet to be determined. The estimated completion date is early 2016.
