The site of Latney’s Funeral Home on Georgia Avenue is the latest development project for the Murillo Malnati Group (MMG). Their latest real estate offering includes a six-story, 20-unit residential building with retail space on the first floor and living spaces on floors two through six.
Close to the DC Metro, bicycling trails, the Smithsonian Zoo, parks, shopping and several major hotels, this site joins other new commercial and residential development units on Georgia Avenue and will be finished in just over a year.
All of the apartments will be rental units as of this writing, and the building will have a rooftop deck. A 2013 decision that waived parking requirements on-site also requires developers to provide a year of bike share or car share membership for all residents, and a real-time transit TV will be placed in the lobby, making it convenient for residents to utilize the Metro.
This is the second phase of a project that also includes development at 3813 and 3815 Georgia Avenue NW, which was once the home of Billy Simpson’s House of Seafood and Steaks. Billy’s was added to the National Register of Historic Places in 2007, and the former building now houses Chez Billy, which opened on the site in 2012.
Other recent developments along the Georgia Avenue Corridor include a 155-unit mixed-space building on Quincy St. NW called Park Place Complex and the Griffin Apartments at 3801 Georgia Avenue NW.
