Benning is located in the southeast corner of Washington, DC, and is also referred to in association with Benning Heights and Benning Ridge. The neighborhoods all take their name from the very old and heavily traveled Benning Road, named after "Captain" William Benning who moved to the area from Virginia in the late 18th century. The landowner and early developer also built the Benning Bridge which provided a way across the Anacostia River. Benning homes are a mixed bag, ranging from turn of the century rowhouses to suburban houses and multi-family units built during every decade since its founding. Benning lies to the east of greater Anacostia and is separated from that area by the Anacostia (290) Freeway. There are a number of parks in the area, including Fort Chaplin, Fort Mahan, and the smaller Benning Park with its community center and outdoor pool. There are also plans for a $10 million tennis facility which will be located next to the Benning Stoddert Recreation Center. The center is being funded by the Washington Tennis & Education Foundation which works to bring positive youth development programs to Southeast DC. While there are obvious signs of urban renewal in this area, it should be noted that the southeastern part of DC has experienced an slower real estate peace in the last decades. Benning homes are currently a mixed bag, with some very attractive residential pockets mixed in with more distressed areas.
One of the best reasons to choose Benning homes are the prices. Zillow shows the current value index for homes to be $182,600, representing a slippage of about four percent from last year. The median list price is well below the value index at $155,000. These averages take into account some of the larger homes in the area and as a result, there are properties for sale listed under $100,000. Condos for sale range from older brick rowhouses to more modern large apartment developments that have gone through condominium conversion. There a number of foreclosures in the area, as well as short sales for mortgages that are currently underwater. There is certainly an upside as Benning homes look to the future, and only time will tell if the area will experience the same level of revitalization as its neighbors to the west, and to the north.
