You’ll find multifamily properties in all parts of the county, from North Arlington to South Arlington. Similarly, these can range from old to new. 1940s-era garden style apartment communities have proved to be ripe for condo conversion in recent decades. There’s also a substantial number of International-style high-rises that were built along major roadways like the Columbia Pike and Lee Highway during the 1960s and 1970s. These can be attractive solutions for buyers looking for competitive prices. And then there’s all the glittering 1980s towers in high-density communities like Pentagon City and Crystal City. Here, shopping, employment, residential living and convenient transit all co-exist in self-sustaining modern villages.

Shirlington also deserves a big nod. Once a somewhat dated mid-century mall destination, this community near the Alexandria border has gone through a profound redevelopment shift, resulting in its current status as Arlington’s Arts & Entertainment Center with dining, shopping, live entertainment and upscale hipster condo residences.

But it is the Rosslyn-Ballston Corridor that has evolved into the trendiest part of Arlington in recent years. This is where some of Washington Metro’s hottest bars, restaurants and high-end retail all collide. Add a string of Metro rail stations and scads of upscale condos and townhouses, and you’ve got the perfect recipe for quality urban living.

As its name implies, the east-west corridor begins with the waterfront community of Rosslyn and ends with Ballston. In-between are the neighborhoods of Courthouse, Clarendon and Virginia Square. The main arteries involved are Wilson Boulevard and Clarendon Boulevard which run parallel to each other. But the area around the corridor also stretches north and south as well, including a number of other streets and neighborhoods.

There are way too many popular condo and townhouse developments to do justice to here. But just a small sampling would include the high-rises Turnberry Tower and the Waterview in Rosslyn, both of which are right at the river’s edge and offer incredible amenities. Gaslight Square between Rosslyn and Courthouse also deserves a shout-out, as does the Wooster & Mercer Lofts, the Odyssey by the Courthouse Metro and Ballston Row.

But along with the dozens of existing condominium complexes along the corridor, there are also a great many that are either in the planning or construction phases. Upcoming projects in the pipeline include Ballston Quarter which will rise out of the gutting of the Ballston Common Mall (transitioning from an older closed mall into a modern open-air town center), while the Red Top Cab site in Clarendon will be redeveloped into a three-building residential location with 584 luxury units.

With so many locations and community sensibilities to choose from, condos and townhouses for sale in Arlington provide excellent opportunities for real estate shoppers. But this is fast-moving and competitive marketplace as well, so do your research and be prepared!
