Arlandria - Alexandria, VA 

Arlandia is a neighborhood in the northern part of Alexandria with a quirky, eclectic and fun vibe. It’s located near the Arlington border which accounts for its name—a composite spelling of Alexandria and Arlington. It’s also a place that’s relatively affordable when it comes to homes for sale, as well as a community rich with diverse foods, culture and citizens. It’s also worth noting that the Foo Fighters immortalized the neighborhood in their anthem “Arlandria” which appeared on the “Wasting Light” LP (the band’s Dave Grohl is a Northern Virginia native).

The triangular-shaped neighborhood is generally considered to be bordered by Four Mile Run to the north, Route 1 to the east and West Glebe Road to the southwest. Nearby communities include Beverly Hills and Warwick Village to the south.

Early homes for sale in Arlandria date back to the turn of the 20th century, reflected by Craftsman-style and other mail order kit bungalows and cottages from that era. Residential development was a slow and leisurely process, however, with construction continuing decade-by-decade all the way up to present day. The result is a wide blend of styles from old brick row houses and apartment buildings that ultimately transitioned to condos for sale, to large boxy Colonial single-family homes and newer townhouses.

Real estate prices are quite competitive in Arlandria with recent sales figures ranging from the low six figures to around $700,000. But the affordability has also had the expected result of dampening the number of active listings. You’ll have to move quickly when a listings pops up—this is a neighborhood that has trended upward in its appeal in very recent years. Part of that is due to the Arlandria Neighborhood Plan which has promoted the restoration of Four Mile Run and smart growth through shops and businesses.

Mount Vernon Avenue serves as Arlandria’s retail spine and has been instrumental in the community’s resurgence. You’ll find the popular MOM’s Organic Market, a slew of multicultural restaurants and the famous Birchmere music hall which has hosted music legends like Johnny Cash, Linda Ronstadt, Suzanne Vega and Gladys Knight as well as comedians such as Paula Poundstone and Kyle Cease.

Arlandria continues to evolve—new development projects include planning for the proposed Arlandria Center on Mount Vernon Avenue with residential, retail and underground parking. Residents here are big on fun community events like the Four Mile Run Farmers and Artisans Market and all the colorful shops and eateries.
