Adelphi's strong economy is tied to research, government sectors and higher learning, with major employers including the Army Research Laboratory, the Adelphi Laboratory Center and the nearby Food and Drug Administration. The University of Maryland System headquarters are in Adelphi, as is the University of Maryland University College (UMUC), offering standard campus, satellite campuses and online courses to over 90,000 students worldwide. There has also been a notable cross-pollination between government and education sectors. In July 2013, the University of Maryland University College (UMUC) received a $250 million contract from the U.S. Defense Department offering exclusive undergraduate and graduate instruction at military installations across Europe. The contract will will extend annually for the next ten years.
When it comes to homes for sale in Adelphi, the emphasis is on single-family detached homes, although there is a solid 25% share of condos. Like much of Prince George's County, the real estate market was shaken during the national downturn. From 2008 until 2013, the average list price for all combined property types dropped from $220,000 all the way down to $80,000. In the last year however, the real estate market has come roaring back with a staggering 180% climb in list prices. With a current median list of $230,000 according to Zillow, Adelphi has now returned to pre-crash form. If there's a downside, it's the greatly reduced inventory – buyers have taken advantage of the lengthy slump in prices and there are fewer active listings in Adelphi than any point in recent history.
Those that are house hunting in Adelphi will have a ranges of styles to choose from, if not a lot of stock. Architectural types include Colonial, Cape Cod, Rambler, Split-level and Contemporary. Similarly, while the median list is $230,000, the range is greater, from the very low six-figures up to around $500,000. There's lots of green space in the area including golf courses, parks and recreation, as well as the nearby northern reaches of the Anacostia River. The Adelphi Pool, built in the late 1950's remains an integral and popular part of the community. There are four elementary schools in the area, including the recently built Mary Harris “Mother” Jones, named for the noted turn of the century labor organizer. The community is also served by Buck Lodge Middle School and High Point High.
